We have four family lots for sale in southern Baja California Sur, Mexico. One of the lots is in Todos Santos and the other three are in Los Cerritos Beach, Pescadero, which is 10 minutes south of Todos Santos and in the best swimming and surfing beach in the area.

Todos Santos is one the cities that have been deemed Pueblo Mágicos (Magical Villages) by the Mexican government because it offers unique beauty and historical significance. This charming artist community and expat haven has everything that you could desire. The colorful streets are lined with art galleries, restaurants, interesting shops, and there is an active calendar of dancing, live music, and community events. Throughout the year there are a number of fun events and festivals, including a music festival put on by Peter Buck of REM, a gastrovino festival, a film festival and numerous art events and open studios. There are endless beaches up and down this coast for sunset strolls and non-crowded surf. However the best swimming beach in the area is wide expanse called Los Cerritos Beach, a few miles down the road from Todos Santos in the neighboring town of Pescadero. Los Cerritos is family friendly, has waves for beginners and experienced surfers alike, and a great beachside bar/restaurant for margaritas with sand between your toes. It’s tranquil, quiet, and beautiful, yet even in this small neighborhood you have dining options from fish tacos to gourmet farm-to-table, yoga classes, and stores. With just a two minute drive to Pescadero you have many more dining and shopping options including a weekly organic farmers market. Conveniently located 30 minutes from Cabo San Lucas and 45 minutes to the Los Cabos International airport (with lots of affordable flights to/from the US and Canada), it is close but separate from the hustle and bustle of cities and heavy tourism.

The southern tip of the Baja Peninsula is wild and magical. Cactus covered hills roll along between pristine beaches and the unspoiled mountain range of Sierra de la Laguna. The beaches along the Pacific coast are dynamic and offer consistent surf and whale sighting opportunities. The coast along the Sea of Cortez is calm, electric turquoise in color, and bursting with marine life. The terrain of this ‘desert on the sea’ is covered with hundred-year-old cacti and small desert trees. During the short summer rainy season the additional water causes the land to explode into many shades of greens, dotted with flowers. The three cities and numerous small towns of the area offer rich and colorful culture, endless entertainment, and diverse array of local and expat happenings. Within less than one hour drive from the properties for sale you can snorkel with sea lions and kayak crystal blue coves in La Paz, hike to waterfalls and pine forests in Sierra de la Laguna, fish for marlin and dance the night away in Cabo, explore the historic and artsy old town of San Jose del Cabo, and surf world class waves along the east cape.

We are Jonah and Megan and we are selling our family properties. We LOVE this little slice of paradise and are in the process of building our own house in Los Cerritos Beach. We think this is an amazing place to live and vacation, as well as a sound investment opportunity. Over the past ten years the area has continuously grown in both residency and tourism, and it continues to do so. Interesting businesses are moving in and property values are on the rise.

Property 1: Los Cerritos Beach South, Pescadero

1762m– $47K USD (reduced from original price by 20%)

This property is in the third row of lots from the ocean and is 100 meters walk to the beach. It’s in a sweet neighborhood that has several nice homes but still has an open spread-out feel. It is full of low-lying bushy green vegetation and has beautiful views all around. Currently electricity is via solar power. Like all the properties and houses in this area water is conveniently trucked in. Access to the property is via an excellent dirt road from the main highway. The beach is secluded, perfect for long beach walks, with good surfing (beach break) right in front of the house. Cerritos village is a few miles north; the town of Pescadero is a 3 min drive, and Todos Santos is a 13 min drive. The turn off for the neighborhood is at Art and Beer, an eclectic bar/restaurant that has become a landmark in the area.

Property 2: Los Cerritos Beach North Hillside, Pescadero

2000m– $49K USD (reduced from original price by 23%)

This lot has ocean and mountain views and is a 1.0 mile (1.6 km) walk/drive to Los Cerritos Beach and a 0.5 mile walk to San Pedrito Beach. Currently electricity is via solar power although there is a power pole for city power two lots away. This means you would only need to add one or two power poles to have city power at this lot or you could just wait a year or two and power should come to you. The land is nearly flat on the high northeast side and then slightly slopes down to the south and the west, allowing for sweeping ocean and mountain views. Like all the properties and houses in this area water is trucked in. Access is via an excellent dirt road that runs up the north side of the property. This is one of the more desirable locations in Los Cerritos, close to everything yet somewhat tucked away from cars and walkers; and being on the hill makes for beautiful views.

Property 3: Los Cerritos Beach North, Pescadero

This lot has ocean and mountain views and is a 0.5 mile (0.8 km) walk/drive to Los Cerritos Beach. The land is nearly flat at its highest area on the south side and then gradually slopes down toward a dry riverbed. The whole property has an array of nice desert foliage. Currently electricity is via solar power. Like all the properties and houses in this area water is trucked in. Access is via an excellent dirt road that runs up the south side of the property. The land is already fenced.

Property 4: Todos Santos, Las Tunas neighborhood

1000m2 – $19K USD

This is a sweet piece of land on the edge of the Las Tunas neighborhood of Todos Santos on Calle Los Mangos. The neighborhood is along the beach just north of the city-center. There are only a few houses in the vicinity, offering a private space that is a 1.6 mile (2.6 km) drive to the beach and 2.8 mile (4.6 km) drive to town. There are ocean views to the west and mountain views to the east. The parcel slopes to the southwest, offering better ocean views. Solar power is needed at this time though power poles are inching closer. Like all properties and houses outside of the city-center water is trucked in. There is an excellent dirt road leading to the property.
